Imperial Golf Estates

Single-family homes on large lots, villas and condominiums behind one gate, around two private golf courses in North Naples.

Imperial Golf Estates is a gated community off US-41 in North Naples, built around the Imperial Golf Club’s two 18-hole courses. Its single-family homes sit on generous, mature-landscaped lots, with a mix of original 1980s and 1990s construction and fully renovated residences, and twelve villa and condominium associations share the same gate.

Golf membership is optional, and the location puts you minutes from Vanderbilt Beach, Mercato and the Naples–Bonita border. It is a popular choice for buyers who want space, privacy and a golf lifestyle without the price of a bundled-golf community.

Imperial Golf Estates FAQ

Do I have to join Imperial Golf Club to live here?

No. The club has no real-estate requirement and most of its members live outside the community. Residents who want to join can choose from golf and social membership categories. Dues and initiation vary by category, so ask Matt for current details.

What are the golf courses like?

There are two private 18-hole courses. The East course, designed by Arthur Hills, has seven sets of tees. The West course, a Ward Northrup design, is known for its doglegs, water and well-bunkered greens. Practice facilities include a full-length grass driving range and two putting greens.

Is it gated?

Yes. The main gate on US 41 is staffed around the clock. Owners of the 634 Imperial Golf Estates single-family lots can also use a resident-only bar-code gate to Livingston Road via Entrada Avenue; visitors and vendors use the main gate.

What kinds of homes are there?

The Imperial Golf Estates HOA covers 634 single-family homesites, many with lake, preserve or golf views. Twelve other associations behind the same gate offer condominiums and villas, such as Bermuda Greens, Park Place West and Weybridge.

How do the associations work?

Every owner belongs to their own neighborhood association, and membership is mandatory. All thirteen associations and the golf club sit under the Greater Imperial Board, which runs the front gate, the entrance and the main entry road. Fees differ by association, so ask Matt for the figures on a specific home.

Can I rent out a single-family home?

Under the Imperial Golf Estates governing documents, leases must be at least 30 days, a home can be leased no more than twice a year, and the board approves each lease. Condo and villa associations set their own rental rules, so check the current rules for the home you are considering.

Which public schools serve Imperial?

For 2026–27, Collier County Public Schools zones Imperial to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High. Zones can change, so confirm a specific address with the district’s zoning tool.

How old is the community, and what is nearby?

The first Imperial Golf Estates phase was recorded in 1979 and the last in 1990. The community has four preserves, five lakes and six parks, and it is a short drive to Delnor-Wiggins Pass State Park, Vanderbilt Beach and Barefoot Beach.
