Naples Park

Walk to Vanderbilt Beach from a no-HOA neighborhood of new construction and classic Florida homes.

Naples Park sits between US-41 and Vanderbilt Drive, a short bike ride from Vanderbilt Beach, Delnor-Wiggins Pass State Park and the shops and restaurants of Mercato. The grid of numbered avenues (91st to 111th Ave N) was platted in the 1950s and is now one of the most active teardown-and-rebuild markets in Collier County.

There is no homeowners association and no rental restriction, which is why Naples Park is a favorite for vacation-rental investors and for buyers who want a new-construction pool home close to the Gulf without paying beachfront prices. Matt lives and works here and has closed more transactions in Naples Park than in any other neighborhood.

Naples Park FAQ

Does Naples Park have an HOA?

There is no neighborhood-wide mandatory HOA. The Naples Park Area Association is a voluntary, volunteer-run nonprofit civic group, and you do not have to live in Naples Park to join. A few attached villas or duplexes may have their own small associations, so check each listing.

Where exactly is Naples Park?

It sits in unincorporated Collier County in ZIP 34108. Its edges are 91st Ave N to the south, 111th Ave N to the north, Vanderbilt Drive to the west and US 41 (Tamiami Trail N) to the east. The whole area is about 1.2 square miles.

How close is the beach?

The neighborhood’s west edge, Vanderbilt Drive, is about half a mile from the Gulf. Vanderbilt Beach Park and Delnor-Wiggins Pass State Park are each roughly 1.5 to 2 miles by road from the middle of Naples Park.

How old is the neighborhood?

Naples Park dates to the early 1950s. Residents formed the Naples Park Area Association in 1957, and it pushed to get the streets paved. City water arrived in 1967 and sewers were installed in 1976–78.

What kinds of homes are there?

Mostly single-family homes on a walkable street grid, plus some duplexes and attached villas. Original ranch homes sit next to brand-new builds; homes on the market range from 1950s to brand-new construction.

Which public schools serve Naples Park?

For 2026–27, Collier County Public Schools zones it to Naples Park Elementary (inside the neighborhood), Pine Ridge Middle and Aubrey Rogers High. Zones can change, so confirm a specific address with the district’s zoning tool.

Why is there construction on some streets?

Collier County’s Public Utilities Renewal program is replacing aging water, sewer and stormwater lines in Naples Park one section at a time. Roads are repaved once each section is finished.

Is there a community clubhouse?

Yes. The Naples Park Area Association clubhouse at 654 104th Ave N was built by members and has been in use since 1961. It hosts bridge, mah jongg, a book club, bocce, and monthly meetings from November to April that are open to everyone.

Is Naples Park in a flood zone?

It varies from lot to lot: many lots are in FEMA zone X, and some are in zone AE. Ask for the property’s flood zone and elevation certificate before you make an offer.
